CONCEPT Design & PLANNING: RIBA stages 1 – 3

  1. An initial free consultation - to discuss your ideas and project requirements

  2. A full measured survey - of the site and any existing buildings

  3. Planning permission advice - my father is a Planning Consultant with 20+ years’ experience

  4. Collaborative design meetings - number depends on scope of project

  5. Concept and layout design - normally 2 or 3 different options

  6. 3D REVIT model & CGI’s - fly around the model & visualize each space

  7. Planning drawings - plans, elevations and 3d views of the proposals

  8. Planning permission application - including written and presented design & access statements to a high standard

  9. Liaison with Local Authorities - communicating with Case Officers

Technical design & pre-con: RIBA stage 4

  1. Appoint Structural Engineer – coordinate design for a cost-effective solution

  2. Detailed technical construction drawings – number depends on size of project

  3. Full written detailed specification - including materials and finishes

  4. Work with Commercial Manager - to provide cost plan for project

  5. U-value calculations - to ensure compliance with Building Regulations

  6. Building Control - liaison and submission

  7. Issue drawings for tender - all relevant documents for a builder to price

  8. Pre-construction logistics diagrams - to assist contractor

Construction and occupation: RIBA stages 5-6

  1. General contract administration

  2. Being a sole practitioner, I prefer to appoint a builder or contractor that will Project Manage the project

  3. On site quality control - regular site visits to ensure works are carried out in accordance with the contract - ultimately ensuring a high level of finish

  4. Respond to day to day queries on site - as they arise

  5. Final inspections and snagging

  6. Maintenance advice

OTHER EXPERIENCE INCLUDES:

  1. Party wall agreements - advising clients, providing information to Solicitors

  2. Thames Water build over agreements - liaising with relevant persons

  3. Working in conservation areas - understanding Local Authority requirements

FIXED FEES

Fees

Rather than basing my fees on a percentage of a projects construction cost, I have a fixed day rate fee, which is based on anticipated time spent on design, meetings, drawings, administration. I am transparent about discussing fees to give clients peace of mind from the outset.

Project size

The projects I regularly undertake range from a construction value of £50,000 to £750,000. My level of care and attention to detail remains the same for every project I undertake. I care about what I design, who it is for, and the impact it has on peoples lives. I have full Professional Indemnity insurance.
