Project details
Situated in Ponders End, Enfield, this project involved the demolition of the Victorian era existing house, which had damp and structural issues making refurbishment unfeasible.
The proposed use is for a new build development of 2 flats, comprised of a 2-bed 4 person flat, and 4-bed 7 person flat. Additionally, 3 parking spaces will are being provided, a new cycle store and private communal amenity spaces. The flats are for affordable rent.
The design was heavily influenced by the Victorian era housing along Derby Road, with the Council making clear that the design had to be high quality and contextually sensitive. Key features include:
A triple portioned bay window based on the details and appearance of the neighbouring properties
The main entrance is framed with a white concrete banding, with a single storey high curtain wall to provide a sense of transparency to the front elevation and allowing light to penetrate deeper into the double height stairwell.
High quality buff yellow bricks and red banding strips to match the appearance of the neighbouring properties
Sash style windows
Bedrooms have been placed on the East elevations to make the most of the morning sun. The main living and kitchen spaces have exposed painted beams to provide a sense of height, and have been placed at the rear of the flats to make the most of the South facing aspect with a pleasant outlook over the private amenity spaces.
A small modern zinc clad dormer provides space for a generous master bedroom and a more modern finish to the rear of the flats
